Alternative Delivery Methods

DeSilva Gates Construction collaborates with owners and their design teams to develop the most cost-effective, safe and innovative solutions for projects and delivers them in an accelerated time-frame using alternative delivery methods such as CM/GC and Design-Build.

CM/GC

A CM/GC approach enables owners to benefit from designer and contractor expertise at an early stage in the procurement process, ensuring maximum opportunities for value engineering. In a CM/GC role, DeSilva Gates Construction provides expertise in estimating, scheduling, construction logistics and phasing, 3D Modeling, value engineering, risk management and permit processing.   This expertise can greatly enhance the preconstruction process for an Owner or Client resulting in more innovative and cost-effective projects delivered much sooner than projects using the standard bid-build delivery methods.

With nearly 100 construction professionals on staff, DeSilva Gates understands that the value of the CM/GC delivery method starts with the timely evaluation of construction means and methods, and costs and risks during the preconstruction phase. DeSilva Gates Construction has delivered numerous projects under the CM/GC delivery method, including the recent $85M Candlestick Point Redevelopment project.

Design-Build

With design-build, a single entity is responsible for the design and construction of an entire project. Compared to traditional construction methods, design-build contracts result in projects that are faster, more cost effective, higher quality and simpler to administrate. DeSilva Gates has extensive experience on Design-Build projects both as the general contractor and as a subcontractor.   Recent design-build projects in which we have participated include the $40M OHIT Railyard Project for the Port of Oakland and the Sacramento Airport Landside Terminal Project.

Public-Private Partnerships (P3)

P3s can provide benefits to the public sector, including reduced construction, operations and maintenance costs, a wide array of financing tools, and the ability to transfer long-term performance risks, including operations and maintenance, to the private sector. DeSilva Gates has the ability to provide public clients in our marketplace with short-term financing and/or operation and maintenance of its transportation facilities if this proves to be a better combination than traditional forms of public works construction. DeSilva Gates Construction is open to exploring all methods of delivery with our public works clients.
